Paper Submittals: Owner Builders Only

  1. Application- Complete and submit a Residential Permit Application and the Owner Builder Disclosure Statement
  2. Site Plan- Submit 3 copies of a site plan, which shows all of your property lines, all existing structures on the property, and illustrates the proposed future location of the shed/deck. The setbacks (distance) need to be shown from all property lines (both sides, front, and rear) to the proposed new shed/deck. 
  3. Plans- Select one of the following options:  
     a. Conventional Construction- Submit 3 collated sets of signed and sealed engineered plans, 
         which consist of a raised or wet seal, done by a Florida state registered Design Professional, 
         and comply with the current Florida Building Code. *Construction drawings can be used for the deck 
         if the deck is less than 30” inches in height from grade and is not in a “V” Flood Zone, or if the 
         deck does not have stairs with four or more risers requiring hand rails.
     b. Pre-Fabricated Sheds*- Include the Plan Tracking # on the Application and submit 3 collated sets 
         to include the DCA Approved Plans (11x17 paper is preferred for legibility) and 3 sets of tie 
         down/anchoring details, which consist of raised or wet sealed engineered plans, done by a Florida 
         state registered Design Professional. *If pre-approved Master tie down/anchoring plans are being 
         used, provide the master tie down record number. 
     c. Lee County's Mastered Plans- See below for Lee County’s Master Shed and Deck Plans. Provide 
         the Master number and the description of the plan you are utilizing.

 

   Electronic Submittals:

         done by a Florida state registered Design Professional, and comply with the current 
         Florida Building Code. *Construction drawings can be used for the deck if the deck is less than
         30” inches in height from grade and is not in a “V” Flood Zone, or if the deck does not have 
         stairs with four or more risers requiring hand rails.
     b. Pre-Fabricated Sheds*- Submit the DCA Approved Plans (include the Plan Tracking # in the 
         Description of Work) and one set of tie down/anchoring details, which consist of digitally 
         signed and sealed engineered plans, done by a Florida state registered Design Professional. 
         *If pre-approved Master tie down/anchoring plans are being used, provide the master tie down 
         record number. 
     c. Lee County's Mastered Plans- See below for Lee County’s Master Shed and Deck Plans. Provide 
         the Master number and the description of the plan you are utilizing.

*If you will be installing/assembling a Pre-Fabricated shed, before you make your purchase, you'll need to verify the shed you are purchasing is pre-approved by the state.  To find this information, visit floridabuilding.org​ and click on Manufactured Buildings. Submit the Plan Tracking # with your permit application. The wind speed and exposure of the shed must be equal to or greater than the required wind speed and exposure for the proposed location*. If the shed does not include anchoring details (some already include this detail) you will need to submit 3 sets of engineered anchoring details which comply with the current Florida Building Code with your permit application.

*The wind speed of the shed must meet the current Florida Building Code requirements. You may visit https://hazards.atcouncil.org/ for information regarding a proposed location.

Upon submission of your application, you will be required to pay a $50 plan review fee and $25 zoning review fee. If you choose a pre-manufactured shed, upon issuance, there will be a required $50 shed permit fee. If you are building a wood frame or CBS shed the permit fee is $0.25 per square foot with a $100 minimum plus an additional $75 fee for a roof permit. Sometimes individuals choose to install a light fixture in their shed which would require an additional $75 electric permit.

Deck permits, upon issuance, will be required to pay a Deck fee of $0.05 per square foot with a $100 minimum.  

Each Permit is charged an Administration fee of 1.5% of the permit fee, minimum of $2.00
Each Permit is charged a Radon fee of 1% of the permit fee, minimum of $2.00
