CPA2021-00001 - Lee Plan 2045 Update
Current Status - Effective
Amend the Lee Plan to update text, maps and tables that relate to the planning horizon and which may also include non-substantive changes such as: updating references to regulatory citations and department and organization names; removing out-of-date requirements and policy directives for completed tasks; modifications necessary to reflect recent annexations and incorporations; and, reorganizing and renumbering as needed for clarity.


CPA2021-00002 - Alico West Area 9/CenterPlace
Current Status - Effective
Amend Policy 15.1.16.1 and .8 to remove the 25%/487 unit limitation on single-family dwelling units and zero lot line units for Area 9 and reduce retail by 38,700 square feet (from 200,000 to 161,300) to result in no net increase in traffic.


CPA2021-00005 - Bayshore Ranch
Current Status - Effective
Amend the Lee Plan to provide criteria and allow incentives for the creation, preservation and restoration of Rare and Unique upland habitats on land within the Rural future land use category and rezoned to a planned development.


CPA2021-00006 - Wellfield Protection Zone Update
Current Status - Effective
Amend the Wellfield Protection Zones in the Lee Plan to reflect updated iso-travel time contours for existing and planned production wells as required by § 163.3177(6)(a)10.c.(I), Florida Statutes.


CPA2021-00007 - Property Rights Element
Current Status - Effective
Amend the Lee Plan to add a Property Rights Element, as required by FS 163.3177(6)(i). Statutes require that this new element must be adopted prior to adopting any other plan amendment initiated after July 1, 2021.


CPA2021-00009 - Burnt Store Mixed-Use Development
Current Status - Effective
Amend the Future Land Use Map designation for 33.48 acres from the Open Lands future land use category (FLU) to the Central Urban FLU and 2.01 acres from the Open Lands FLU to the Wetlands FLU.


CPA2021-00010 - 3640 SW Pine Island Road CPA
Current Status - Effective
Amend Future Land Use Map, Map 1-A, to re-designate 1.4± acres from the Rural future land use category to the Commercial future land use category, and amend 4-B to add the subject property to the LCU Future Sewer Service Areas Map. The subject property is located on the south side of Pine Island Road, approximately ½ mile west of Veteran’s Parkway/Burnt Store Road.


CPA2021-00012 - Alico Crossroads
Current Status - Effective
Amend the Future Land Use Map designation on ±46.7 acres from Industrial Commercial Interchange to General Interchange and amend Table 1(b) 2045 Population Allocation to accommodate residential development on the subject property, located on the east side of Three Oaks Parkway, approximately 0.25 miles north of Alico Road, and is immediately west of I-75.


CPA2021-00013 - Luckett Landing
Current Status - Effective
The application is requesting a map amendment to change the 16.56-acre site from Industrial Development to Industrial Interchange.


CPA2021-00014 - Pine Island Preserve at Matlacha Pass
Current Status - Withdrawn
Amend Lee Plan Map 1, Page 1, Future Land Use Map, changing the future land use classification of the subject property from Coastal Rural and Wetlands to Conservation Lands, Uplands and Wetlands.


CPA2021-00015 - Greenwell SR 31/Map Amendment
Current Status - Effective
Amend the Future Land Use Map (Map 1A) to re-designate the future land use categories of approximately 76.82 acres from the Rural and Wetlands to Outlying Suburban and Wetlands; amend the Lee County Utilities (LCU) Future Water Service Areas (Map 4A) to add property to the service area; and, amend Table 1(b) to accommodate the development. The property is located on the east side of SR 31, north of the Caloosahatchee River, and approximately 0.25 miles south of North River Road.


CPA2021-00016 - River Hall
Current Status - Effective
Amend the Future Land Use Map designation from Sub-Outlying Suburban to Rural on 11.94 acres; Rural to Sub-Outlying Suburban on 3.76 acres; Sub-Outlying Suburban to Outlying Suburban on 276.63 acres; Rural to Outlying Suburban on 32.14 acres; Sub-Outlying Suburban to Suburban on 25.2 acres with a change in density of +434 units.


CPA2021-00017 - Daniels Parkway South - Text Amendment
Current Status - Effective
Amend Lee Plan Map 1A to redesignate 153.7 acres from Density Reduction/Groundwater Resource (DR/GR) future land use category to the Sub-Outlying Suburban future land use category; add 1,148 acres of the subject property to Map 4A, Future Water Service Area; add 1,148 acres of the subject property to Map 4B, Future Sewer Service Area; remove 515.4 acres of the subject property from Map 1F, Private Recreation Facilities Overlay; amend Policy 33.2.2 to allow a density transition in Southeast Lee County adjacent to Mixed Use Communities within Lehigh Acres, as identified on Map 2D; and, amend Table 1(b) to accommodate residential development on the subject site. The subject property is located at the southeast corner of Daniels Parkway and SR82 intersection.
